Kurland Office Building and Annex


Originally developed by Houston Electric Light & Power (HL&P) in 1974, this 196,000 square foot, four-story office project was acquired by Mission in November 2012.  Located just northeast of the intersection of Interstate 45 and Beltway 8 South, the building is strategically located for many firms servicing industries around the Port of Houston. After HL&P vacated the property, it sat unoccupied until 2006 when the previous owner began an extensive renovation program of the building.  The renovations included all new common area finishes, restroom renovations, replacement of major mechanical equipment and remediation of ACM’s throughout the building. Utilizing an aggressive marketing campaign, the building was successfully leased to a number of strong credit tenants on long-term leases and currently stands at approximately 92% occupancy.

Annex

Mission acquired this 26,000 square foot annex building in conjunction with the 12301 Kurland Office Building in late 2012.  At the time of acquisition, the building was still in its original condition with “wet lab” space on the main floor and additional research and office space on the basement level.  Mission renovated the building into a free-standing office project by installing a new window wall system, renovating the entrance and creating a shell interior for a future tenant.
